EICRs

What is an EICR?

An EICR (Electrical Installation Condition Report) is a document that assesses the safety of the electrical installation in a property. It is produced following a detailed inspection and testing process assessing the safety and functionality of electrical installations within a building. The goal is to identify any issues that could lead to electrical shocks, fires, or other hazards. It identifies any potential hazards or defects and provides recommendations for remedial action. Quite simply, an EICR is like an MOT for your electrical system.

How often is one needed?

An EICR should be carried out at least every 10 years by homeowners on domestic properties and every 5 years by landlords on rental properties. However, it is recommended to have an EICR carried out more frequently for older properties or those with a history of electrical issues. It is recommended that an EICR is carried out when there is a change of ownership of a property.

Commercial properties have different requirements but typically they should be carried out every 5 years. However the frequency varies depending on the exact nature of the business and use of the building.

Industrial properties are recommended to have an EICR carried out every 3 years.

Who should do an EICR?

An EICR should be carried out by a skilled and competent person, this usually means a qualified electrician. It is recommended to hire a registered electrician who is a member of a competent person scheme, such as NICEIC or NAPIT, to ensure the work is done safely and to a high standard.
